The Hamptons

Long Island · New York

A hundred-odd miles from Manhattan: most of an afternoon by car on a summer Friday, well under an hour by helicopter. The gap between those two numbers is the entire social technology of the Hamptons.

The barrier, measured

JPX
East Hampton Town Airport. Renamed from HTO in the 2022 privatisation attempt; ruled public-use again on appeal in April 2024 and charted that way since.
Fri – Sun
The summer weekend, which is the only unit the Hamptons is measured in. Being there midweek is the actual flex.
Route 27
Montauk Highway. South of it means ocean proximity, tighter inventory and higher prices — the line every address is described against.

Prestige is usually described in adjectives. These are the parts of it you can check.

Why The Hamptons carries the weight it does

Distance from Manhattan is fixed. How long it takes you is not, and it is purchasable. Blade runs a scheduled, by-the-seat helicopter and seaplane service from Manhattan heliports through the summer — broadly Memorial Day to Labor Day — and the flight is a fraction of the drive. Everyone else does Route 27 on a Friday afternoon.

Which is why the fight over East Hampton’s airport has been the defining local story of the past four years. The town board voted in February 2022 to deactivate the airport and reopen it as a private, prior-permission-required field under the identifier JPX. A court injunction blocked the change, and in April 2024 the New York Appellate Division upheld that injunction — it remains charted as a public-use airport. Framed as a noise dispute, it is really an argument about who is allowed to skip the traffic, which makes it the most honest planning fight in American resort travel.

The other local coordinate is the road itself. “The highway” means Montauk Highway, Route 27, and south of it is the ocean side: tighter inventory, higher prices, heavier regulation. An address is described by which side of that line it is on before it is described by anything else.

The difference a local notices

Reads as insider

  • Being there midweek. The whole hierarchy is built on the Friday-afternoon commute — not having to make it is the point.
  • A house south of the highway, and knowing that this is the first thing anyone will ask.
  • September. The crowds go back to the city after Labor Day, the ocean is at its warmest, and the restaurants still have staff.
  • Treating Montauk as its own place rather than the last Hampton.

Reads as first visit

  • Driving out on a Friday afternoon in July. The most avoidable mistake in American summer travel.
  • Saying “the Hamptons” to someone who lives in one of them.
  • Booking a summer share and discovering the season is priced by the season, not the night.
  • Assuming you can park at the beach. Village permits, not the sand, are the actual gate.

Editorial judgement, not measurement — unlike the figures above, nobody publishes this.

Questions

What is the fastest way to get to the Hamptons from Manhattan?
By air. Blade operates a scheduled, by-the-seat helicopter and seaplane service from Manhattan heliports through the summer — roughly Memorial Day to Labor Day — and the flight takes a fraction of the drive. By road, a summer Friday afternoon can consume most of an afternoon for a trip of around a hundred miles.
Is East Hampton Airport open?
Yes, as a public-use airport. The town voted in February 2022 to deactivate it and reopen it as a private, prior-permission-required field under the identifier JPX. A court injunction blocked the change, and the New York Appellate Division upheld that injunction in April 2024. It is charted as public-use.
What does “south of the highway” mean in the Hamptons?
The highway is Montauk Highway, state Route 27, which runs west to east through the Hamptons. South of it is the ocean side — closer to the water, tighter inventory, higher prices and heavier regulation. It is the first thing an address is classified by.
When is the best time to go to the Hamptons?
September. The traffic and the crowds return to the city after Labor Day, the ocean is at its warmest of the year, and almost everything is still open.
